General House Rules

Minimum age of primary renter: 24

All guests must be registered. No guests under the age 24 UNLESS they are a child of the registered guest. All guests may be asked to leave without a refund for violating this rule.

Can't Bear to Leave Rules

  • Absolutely NO PETS on the property at any time. There will be a minimum $300 fee if my housekeeper finds any sign that a pet has been on the property. Violating this rule may result in being asked to leave without a refund. 
  • This is a NO SMOKING CABIN. Absolutely no smoking , vaping or any other kind of smoking at any time inside the cabin There will be a $500 charge if there is any signs of smoking inside. Smoking is permitted outside and butts MUST be disposed of in the butt bucket. PLEASE do not throw butts on the ground. This is how fires start. There is a $125 fine for housekeeper to pick up butts.

  • The cabin has a maximum occupancy of 8 people. This is the limit the town has licensed me for and is per the Sevierville fire code.

  • Absolutely no parties or events at the cabin at anytime. This includes but is not limited to spring break, bachelor/bachelorette parties and events. There is to be no loud music, public intoxication, and rowdy behavior on the porperty.

    I do allow small family parties.

FIRE PIT

For your enjoyment, I have added a fire ring

  • Please do not leave fire unattended at any time
  • Please do not start a fire on a windy day/night
  • Please keep cover on the ring at all times when not in use to keep embers from blowing into the
  • There is a hose for emergencies under the

Please do not leave hose attached to the spicket when not in use.

Decks/Railings/Windows

The cabin sits very high off the ground…4 stories at it’s highest point.

  • Please do not lean on, stand on or sit on

the railings at any time during your stay.

Please do not lean out the windows at any time .

  • Please watch children carefully when on the decks and keep windows locked at all time when small children are present

BEARS

The Smokies co-exist with black bears and you might see one during your stay.

PLEASE SO NOT FEED the bears. Doing so causes nuisance bears and sadly those bears have to be put down. Do not leave food outside on the decks. Place food in the bearproof can. If you see a bear, no not approach and keep your distance.

They can be dangerous.

BBQ GRILLS

Absolutely NO GRILLS on the deck at any time due to fire hazard and insurance. A park grill is located in the driveway.

Guests are responsible for their own charcoal.

Utensils are under the kitchen sink.

POOL TABLE

A pool table has been placed in the cabin for your enjoyment.

  • DO NOT place any food, drinks, luggage or other items that could damage the cover. Keep cover on while not in use.
  • There is a $350 refelting fee for damage to the top of the felt.

FIREPLACES

The cabin is equipped with 2 firepaces. To turn on, simply turn the knob on the timer.

  • DO NOT place anything in the fireplaces included wood or paper.
  • The gas is turned off during May-Sept.
  • The bedroom fireplace seems to be barely on, this is due to fire codes with it being close to water.

LADYBUGS/INSECTS

I have the cabin sprayed monthly by a professional pest control company. As a product of “mountain living”, you might see a bug or two in the cabin. This is normal. If your children play in the woods, you might want to check them for ticks each night.

The National Park released millions of Lady Bugs several years ago to try to save our hemlock trees. During Lady Bug season, they find their way into the cabins. They are harmless and considered good luck.

My housekeeper vacuums them each visit but they can reappear very quickly. There is a vacuum in the laundry room if you feel the need to vacuum them.

TRASH

Please place trash in the bear-proof trash can and attach the lock Please do not place trash on the decks. Bears or raccoons will carry it all over the mountain.

INDOOR JACUZZI TUB

Please do not over fill the jacuzzi tub. Keep the water level below the overflow drain at all times. Over filling it will cause damage to the floor/ceiling and will leak through the ceiling below and onto the guest bed.

 

 

 

The hot tub temperature will be turned down upon your arrival to save energy. If my housekeeper has a “turn around” the day of your check-in, the water may be cold since the water is drained and sanitized after each use.

A Couple of Hours Before Use: Turn the temperature to to 100 degrees.

  • DO NOT for any reason put anything in the hot tub such as bubbles, chocolate ( I know, sounds crazy) soaps or oils. Doing so will damage the hot tub and you will be charged for the damage and repair.

  • No children under the age ofl2 in the Hot Tub per TN regulations.

  • Keep the cover on and secured at all times when not in use. The cover will blow off the mountain if it is not secured.

  • DO NOT sit , stand or lay on the cover. This will break the cover .

  • There is a $450 fee to replace the cover.

The cabin is equipped with a keyless lock with your personal door code for your convenience. Upon arriving, please do a walk-thru of the cabin and notify me within 2 hours of any housekeeping or maintenance issues. These are very rare but it allows me to correct the issue as quickly as possible.

  • Place dishes in dishwasher and start
  • Wash any cookware that you
  • Place dirty towels in the
  • Please DO NOT make My housekeeper strips all linens
  • If Sleeper sofa was used, please leave the sofa out so that she knows it was used.
  • Take all trash to the bear-poof can
  • Check drawers and outlets for any left items, charges, electronics
  • Owner is not responsible for lost or left items

The Loft at Beech Mountain Rules

Water/Hot Water Heater 

The water will be turned off when you arrive (Beech Mtn rule) but is easily turned back on. In the Utility closet, on the wall below the light switch, you will see an access panel with a valve. This is the main water valve. Turn the valve handle

counter clockwise for on. The water heater can be turned on by flipping the breaker to the ON position. The breaker box is in the hallway directly across from the bedroom. The housekeeper will turn it back off when she leaves after your check out. 

TVs 

The main TV is located in the den. Our carrier is Spectrum and there should only be one remote that controls the TV. 

The bedroom also has a TV. The bedroom only has 1 remote which controls all tv functions. 

Fireplace 

Feel free to use the fireplace but please MAKE SURE THE DAMPER IS OPEN prior to lighting and the screen is completely closed while fire is burning. To open damper, pull the lever on the inside towards you. Fire wood is usually available for sale at the Pinnacle Inn office and at Fred’s General Mercantile down the street. 

Pool and Hot Tubs 

Please feel free to use the indoor pool, hot tubs, and sauna in the All Seasons building. This is the building directly in front of you at the bottom of the handicap ramp of your building. Please don’t forget your swimsuits. 

Heat 

There are 3 thermostats in the condo attached to each heater: one in the bedroom, one in the hallway by the front door, and one in the living room/kitchen area. Please remember to keep all clothing, bedding and children away from the heaters. They get hot! 

The bathroom also has a ceiling heater which works on a timer.

Sleeper Sofa 

You will find a set of clean sheets and towels in a bag underneath the bar in the den for the sleeper sofa. The main bed will already be made with clean sheets and fresh towels will be in the bathroom. 

Laundry 

The condo has a small washer and dryer in the unit. This is great for small loads only. PLEASE KEEP THE DOOR TO THE LAUNDRY CLOSET OPEN AT ALL TIMES DURING USE. The dryer is not vented to outside and it can cause condensation damage if it gets to wet and hot with the door closed. The laundry facilities are attached to the All Season building. The entrance is on the western side of the building facing building #2. There are two coin-operated washers and dryers. 

On Going Renovations 

The Pinnacle Inn is the process of a multi-million-dollar renovation. Please excuse any mess in our community while we work to improve the facilities. The major job remaining is the cleaning, scrapping, and repainting of the exterior of the All Seasons building which contains the pool and laundry facilities. While work on building number 2 will continue into the spring of 2019, the All Seasons building will most likely not be completed until the summer of 2019. You are still welcome to use any of the facilities inside during the construction, but we wanted to give a heads up that work may be taking place.

In addition to the rec building, you are welcome to use the other facilities such as the tennis courts, mini golf, shuffle board, and children’s playground. If you have any questions about the facilities just check with the Pinnacle Inn office. 

*Please note that barbecue grills are not allowed on the condo decks. There are, however, grills on the grounds available for your use. 

Please note that your reservation is with me directly and not through the Pinnacle Inn office. There will be no need for you to check into the office for any reason. When you arrive at the complex, code will be sent in your welcome email, enter that at the guard gate. If the guard is there, tell him you are checking into 3203b. 

To get to your suite: drive through the guard gate and go to the second parking lot on the left. If you see dumpsters you have gone too far. Park in that parking lot. The four seasons building will be on your left and your condo will be on the right. The two condo buildings on the right face each other and yours is on the left with the handicap ramp. It is the only building with a ramp. Go to the second floor and your unit will be numbered. 

You will find your parking pass and a map inside your condo. 

Keys 

Your key will be located inside the realtor box located on the front door. The code is sent in welcome email. Pull down the cover and enter your code. Then pull down on the little lever to access the key. PLEASE NOTE: the door will lock you out if you leave the little button pushed in on the inside of the door. I recommend that you leave the key in the box at all times when you leave so that you don’t lock yourself out. The office charges $25 for lost keys. 

Parking Pass 

Your parking pass will be waiting for you inside your condo. Please place it on your rear view mirror as soon as you arrive. If you remember, please leave it back inside when you check out.

I supply two rolls of toilet paper, one roll of paper towels, small sample of shampoo, conditioner, lotion and a handmade sample of my very own organic soaps that I make. There will be dish washing soap as well as two dish washer tabs. I do not supply laundry detergent or coffee. There is however a coffee maker, mixer, blender, toaster oven, etc. 

Check out prior to 10:00 am. 

-Return the parking pass to the condo 

-Prior to departure, please tidy up the condo by doing the following: -Remove all perishable items. 

-Load and start the dishwasher. 

-Take out trash to the community dumpsters located in the parking lot. -Please turn all thermostats to the 8 o’clock position, (off in the summer). -Turn off all lights, electronics, and appliances. 

-Close and lock all windows and doors. 

-Check for any left items such as jewelry, electronic chargers, etc. 

-Additional fees will be imposed if the condo is found in unsatisfactory condition, so please return it to the condition in which you found it.

Creekside Retreat at Gatlinburg Rules

Noise

We ask that you please respect our neighbors and keep noise to a minimum after 9:00 PM.

TVs 

The living room TV requires using two remotes. Use the Charter remote to power on, use the TV remote to select HMDI 3 and then use the Charter remote to work the TV. Do not disconnect cables for gaming, etc. There will be a $50 fee for any interruption in the service.

Heat

  • Leave carts on catwalk and return as soon as you have unloaded them for another guest to use.
  • Kitchen Faucet is motion sensor. Pull handle to right and then use motion to turn water on or off.
  • PLEASE DO NOT PLACE LUGGAGE ON WHITE LEATHER CHAIR, WHITE BEDDING OR DRESSERS
  • There is a luggage rack located in each bedroom for your use.
  •  The front door doesn’t close on its own, please always make sure it’s closed.
  • Please report any item that needs attention such as broken items or housekeeping issues within 2 hours of your arrival.
  • Please keep doors and windows closed when using heat/AC or fireplace. Fireplace is turned off Apr-Sept

Have a wonderful vacation and make lots of beautiful memories to take home with you.

For your comfort, I provide sample organic shampoo, conditioner, bodywash and lotion, 2 trash bags, 2 dishwasher tabs, dish detergent, 2 toilet papers per bath and 1 paper towel.

o Please check out by 10:00 am firm. Please adhere to this rule as my housekeeper is on a tight schedule.

o Please sign my guest book.

o Place dirty towels or robes in the bathtub

o You DO NOT need to strip beds, my housekeeper will take care of that.

o Place dirty dishes in the dishwasher and start it with a tab provided.

o If the sleeper sofa was used, please remove sheets and place in the bathtub.

o Remove all perishable items from the refrigerator.

o Check all drawer, closets and under beds for left items.

o Check wall sockets for chargers, etc.

o Take trash to the dumpster.

o Make sure door is locked.
